A rail line near a property deserves a closer look

Groundcheck now checks FRA rail centerlines within 300 meters of a property and separates current rail context from former or non-current mapped lines.

Groundcheck now checks properties against the Federal Railroad Administration North American Rail Network. The report looks for mapped U.S. rail centerlines within 300 meters, estimates the shortest distance to the parcel, and separates current rail context from out-of-service, abandoned, removed, and trail records.

A nearby rail line can change questions about site layout, access, title, noise, vibration, and future use. The public rail map is useful early evidence, but it does not establish train frequency, legal ownership, right-of-way width, an easement, or a development restriction.

What the FRA source provides

The North American Rail Network Lines dataset is maintained by the Federal Railroad Administration and distributed through the U.S. Department of Transportation Bureau of Transportation Statistics. The July 21, 2026 update covers the United States, Canada, and Mexico. Groundcheck limits its query to U.S. records.

The line layer includes FRA segment identifiers, network-status codes, passenger-service categories, track counts, division, subdivision, branch and yard names, STRACNET context, railroad reporting codes, and trackage-rights codes. FRA describes U.S. spatial detail as 1:24,000 or better, but the centerlines remain screening geometry rather than survey boundaries.

How Groundcheck runs the rail screen

When Groundcheck has a parcel boundary, it queries FRA line segments within 300 meters and calculates the shortest parcel-to-centerline distance. A current mapped centerline that crosses or touches the parcel receives high concern. Other current rail segments inside the 300-meter screen receive moderate concern.

When only a property point is available, Groundcheck runs the same 300-meter proximity search but never claims a parcel crossing. A current line remains moderate because one point cannot represent the parcel boundary. A complete no-match receives low concern with wording limited to the public FRA source.

Current and former rail context stay separate

FRA's NET field distinguishes main network, industrial leads, passing sidings, yard tracks, rail ferry connections, and transit or tourist operations from out-of-service, abandoned, physically removed, and trail-on-former-right-of-way records. Groundcheck preserves both the raw code and a plain-language label.

If the screen finds only former or non-current rail context, the finding is informational. That does not settle title, railbanking, trail rights, regulatory abandonment, reuse plans, or whether a recorded railroad interest still affects the property. Those questions need current documents and local review.

What the rail data cannot tell you

A mapped centerline does not state the width of a railroad right-of-way or prove who owns the underlying land. FRA's RROWNER fields identify railroad reporting codes associated with operation, maintenance, and/or ownership roles, but Groundcheck does not infer which legal role applies to each code.

The layer also does not provide train counts, schedules, speeds, horn use, measured noise, vibration, emissions, or hazardous-material traffic. Groundcheck keeps this finding separate from its transportation-noise layer because the current national noise source does not include rail noise.

What to verify next

For a matched property, compare the rail centerline with the current survey, title commitment, deeds, plats, and recorded easement or right-of-way documents. Confirm the actual track location and current operating status when either one affects the proposed building area, access, utilities, drainage, or site plan.

Ask the local planning or engineering authority about applicable setbacks and review requirements. If rail operations matter to the intended use, visit the site at different times and obtain current information from the railroad or responsible public agency rather than inferring activity from the national map.

  • Confirm legal boundaries and recorded railroad interests through survey and title work.
  • Verify current track use and physical conditions instead of relying on a status code alone.
  • Review access, crossings, utilities, drainage, and the proposed building envelope near the rail corridor.
  • Treat the 300-meter radius as a due-diligence screen, not a regulatory setback or impact standard.
