What environmental risks can Groundcheck screen for?
Depending on location and data availability, Groundcheck can screen mapped flood hazards, wetlands, soils, slope, surface water, cleanup sites, regulated water facilities, historic resources, and selected state or local environmental layers.
Is this a Phase I environmental site assessment?
No. Groundcheck is not a Phase I ESA, records review performed to an ASTM standard, contamination determination, wetlands delineation, or substitute for work by a qualified environmental professional.
Does a low-risk report mean the property has no environmental issues?
No. Public datasets can be incomplete, approximate, delayed, or unable to show field conditions. Treat the report as an early screen and obtain formal review when required by a lender, agency, transaction, or project.
