What does a Groundcheck Report do?
It gives you an early, source-backed screening of a property. Groundcheck combines available parcel information with public development and environmental datasets so you can spot concerns and decide what to investigate next.
Does Groundcheck determine whether land is buildable?
No. Buildability depends on current surveys, site conditions, local codes, utilities, design, permits, and professional review. Groundcheck helps with the first pass.
Does Groundcheck cover every state?
National data layers cover many locations, but parcel-boundary coverage varies by state. When Groundcheck cannot find a parcel boundary, it can still run compatible checks around the selected point.
Where does the data come from?
Groundcheck uses public federal, state, and local sources. Each available finding identifies its source so you can review the original agency data and its limitations.
What do the risk levels mean?
Risk levels prioritize findings for review. They are screening signals based on the named dataset and Groundcheck's rules, not legal, engineering, environmental, or permitting conclusions.
Is my first report free?
Yes. Each verified account receives one free report without entering a card.
How much do later reports cost?
Groundcheck shows the current per-report price on the pricing page and again before Stripe checkout.
Can I use a promotion code?
Yes. When a valid promotion is available, you can enter its code during Stripe checkout.
What happens if report generation fails?
Groundcheck returns the reserved report credit to your account so you can try again.
How current is the data?
Update schedules differ by source. Some agencies update often, while parcel and assessment data can lag local records. Check each finding's source before relying on it.
