Public data has limits
Groundcheck relies on data published by outside agencies and organizations. That data can be incomplete, outdated, generalized, approximate, unavailable, or inconsistent across jurisdictions.
Mapped locations and parcel boundaries do not replace a current boundary survey, field inspection, title review, or official agency record.
Risk levels require context
A high or moderate finding identifies an issue for closer review. It does not establish a violation, prohibit development, or predict an agency decision.
A low finding means the screened source did not show a major concern under that layer's current rules. It does not prove that no constraint exists. An unknown finding means Groundcheck could not reach a reliable conclusion from the available data.
